How Long Does a Roof Last? A Material-by-Material Lifespan Guide

Asphalt Shingles: The Most Common US Roofing Material

About 80 percent of US homes have asphalt shingle roofs, so this deserves the closest look.

3-tab shingles are the basic, flat-profile option. They are the cheapest to install but also the shortest-lived, typically lasting 15 to 20 years. Many manufacturers have actually discontinued 3-tab shingles in favor of architectural styles, so if you have an older 3-tab roof, replacement parts may be harder to source.

Architectural (dimensional) shingles are thicker, layered, and last considerably longer at 25 to 30 years. They cost 15 to 25 percent more than 3-tab shingles upfront but offer better value over the life of the roof and better wind resistance, often rated for 110 to 130 mph winds compared to 60 to 80 mph for basic 3-tab shingles.

What shortens asphalt shingle life: Poor attic ventilation is the single biggest factor. Shingles age from both sides, sun exposure from above and heat buildup from below. A poorly ventilated attic can trap heat that ages shingles from underneath 20 to 30 percent faster than normal. Metal Roofing: The Long-Term Investment

Metal roofing has grown significantly in popularity for US homeowners planning to stay long-term, and for good reason: a properly installed standing seam metal roof can outlast two or three asphalt shingle replacements.

Standing seam metal (concealed fasteners, raised seams) is the premium option, lasting 40 to 70 years with minimal maintenance. It handles snow load, wind, and fire resistance better than almost any other residential material.

Exposed fastener metal (visible screws, corrugated or ribbed panels) costs less upfront but has a shorter lifespan of 30 to 50 years, mainly because the exposed fasteners eventually work loose or the rubber washers under them degrade, requiring periodic re-tightening or replacement.

What shortens metal roof life: Improper installation is the main risk, specifically incorrect fastener spacing, inadequate underlayment, or poor flashing details. Coastal homes near saltwater need corrosion-resistant coatings (aluminum or coated steel) since standard galvanized steel corrodes faster in salt air.


Tile Roofing: Built for Hot, Dry Climates

Clay and concrete tile are common across the Southwest, Florida, and other warm-climate states. The tiles themselves can genuinely last 50 or more years, sometimes outliving the underlayment beneath them.

Important distinction: The tile itself and the underlayment beneath it age at different rates. Many “tile roof replacements” are actually underlayment replacements, where the existing tiles are carefully removed, a new underlayment is installed, and the same tiles are reinstalled. This is significantly cheaper than a full retile and is worth asking about if your tile roof is leaking but the tiles themselves look intact.

What shortens tile roof life: Foot traffic (tiles crack under weight if walked on incorrectly), freeze-thaw cycles in climates that occasionally dip below freezing (tile is not ideal for consistently cold northern climates), and underlayment failure around the 20 to 25 year mark.


Slate: The Century Roof

Natural slate is the longest-lasting common roofing material, with documented examples exceeding 100 years. It is also the most expensive and heaviest, often requiring additional structural support that most homes were not originally built to handle.

What shortens slate roof life: Almost nothing shortens slate itself, but the flashing and fasteners holding it in place typically need attention every 30 to 50 years. Many “slate roof failures” are actually flashing or fastener failures rather than the slate tiles themselves failing.

Slate is generally not a first-time roof replacement choice unless you are restoring a historic home or specifically want a multi-generational roof. The upfront cost is substantial, and few roofers specialize in slate installation and repair, which can also make future maintenance harder to find.


What Shortens Any Roof’s Lifespan, Regardless of Material

Across every material, these factors consistently cut years off expected lifespan:

Poor attic ventilation. Trapped heat and moisture age roofing materials from underneath and can void manufacturer warranties. Proper intake (soffit) and exhaust (ridge) ventilation is essential for every material except metal, which is less affected.
